Lending criteria:

  • Day 1 LTV up to 70%
  • Gross LTGDV up to 65%
  • 100% build costs and contribution towards purchase price up to 60%
  • Interest can be rolled up or servied
  • Experienced builders & developers or experienced main contractor
  • New builds, refurbishments and conversions
  • Max number of units: 20

Initial information required for an immediate decision:

  • Location of site and type of development
  • Purchase price, build costs & GDV
  • Loan facility required
  • Experience & background of borrower
  • Contact details of borrower

Areas covered:

  • Greater London & home counties
  • As far north as south Manchester
  • Southern England including Devon and parts of Cornwall
  • South Wales

Decision process and timescales:

  • Decisions are made immediately over the phone, with the borrower invited in to meet the team as early as the same week
  • Funds can be available within 10 working days of an Offer being signed subject to legal requirements.

Size of Loans:

  • Loans from £250,000 to £4,000,000.
