Below is an indication of our lending criteria. We also consider projects outside of our typical lending parameters.

Lending criteria:

  • 55% LTGDV plus rolled-up interest
  • Max 65% LTGDV with rolled-up interest
  • 100% build costs and contribution towards purchase price up to 60%
  • Experienced builders & developers or experienced main contractor
  • Primarily residential schemes for new builds, refurbishments and conversions
  • Will also fund non-experienced developers in joint venture scheme

Initial information required for an immediate decision:

  • Location of site and type of development
  • Purchase price, build costs & GDV
  • Loan facility required
  • Experience & background of borrower
  • Contact details of borrower

Areas covered:

  • Greater London & Home Counties
  • As far north as south Manchester
  • Southern England including Devon and parts of Cornwall
  • South Wales
  • Projects outside these areas can be considered

Decision process and timescales:

  • Decisions are made immediately over the phone, with the borrower invited in to meet the team as early as the same week
  • Funds can be available within 10 working days of an Offer being signed subject to legal requirements.

Size of Loans:

  • Loans from £200,000 to £2,500,000.
